Buku Kos: Rent & Tenant Ledger

Buku Kos replaces the paper ledger for boarding houses and rentals. Add rooms and tenants once, and rent bills are created automatically on each due date. Home shows at a glance who is late. Remind tenants via WhatsApp, take payments, then send or print the receipt.

MONTHLY, 6-MONTHLY OR YEARLY
Set the billing period per room: monthly, 3 months, 6 months or yearly. A tenant's move-in date becomes their due date. Extra charges such as a fridge, parking or laundry are billed too, and you can add as many as you need.

ONE ROOM, SEVERAL TENANTS
For rooms shared by two or more people, each person pays separately. For example, 1 person pays 1,000,000 and 2 people pay 800,000 each. When someone moves in or out, the rent per person adjusts automatically.

REMIND & COLLECT
The Remind button opens WhatsApp with the bill already written out, including how to pay. Record full payments, payments several months ahead, or partial payments, and everything stays tidy. Receipts go to the tenant's WhatsApp as an image, or print on a 58 mm Bluetooth printer.

LATE FEES & REMINDERS
Late fees can be charged per day or once, with a grace period and a maximum. A morning notification tells you who is due and who is late.

SEVERAL LOCATIONS
Own more than one boarding house or rental? Keep them all in one app. Home and reports can show one place or all of them together.

REPORTS
Monthly income, bills paid and unpaid, arrears, occupancy and a 12-month chart. Print the summary, send it via WhatsApp, or save it to Excel.

NO ACCOUNT, DATA ON YOUR PHONE
No sign-up, no login. All data stays on your phone. Share backups to your own WhatsApp or Drive. Available in English and Indonesian, and you can choose your currency.
