You've passed all the subjects, but still don't have your license?

Passing the SPL exams requires two conditions: a minimum score of 50 in each subject and an arithmetic average of at least 60. Many candidates don't plan for the second condition and fail to obtain the license even if they pass the subjects individually.

400 questions on four exam topics for the Real Estate Valuation License:

The questions are divided into 39 subtopics; you can choose any topic and study only from that.

Each answer includes not only "true/false" but also the relevant law or circular article, a direct quote from that article, and a link to the official text. You can verify the answer yourself.

The questions are based on the Zoning Law, the Condominium Law, the Capital Market Law, the Tax Procedure Law, the Income Tax Law, the VAT Law, and the Capital Market Board's circulars numbered III-62.1, III-62.3, and VII-128.7.

SCOPE AND LIMITATIONS

This application is an informational preparation tool; it is not an official calculation by the SPL or the Capital Markets Board (SPK). The only valid source for your licensing status is the SPL Application System, and the only valid source for the minimum wage is the Board decision published in the Official Gazette.

In the Real Estate Valuation Principles module, questions cover the legal framework regulated by circulars. Valuation approaches and methods are regulated in the International Valuation Standards, and since this text is not included in publicly available legislation, there are no questions on those topics.

Legislation may change; a specific legislative cutoff date will be used as the basis for the exam.
