Kelpic Rental Property Manager

Kelpic puts your whole rental business in your pocket. Collect rent, manage leases, handle maintenance, and fill vacancies — whether you rent out a single duplex or run a full apartment complex. Most property management software is slow, clunky, and built for enterprise back offices. Kelpic is fast, simple, and built for the way landlords actually work: on the go, phone in hand. COLLECT RENT ONLINE • Tenants pay by card or bank transfer (ACH), powered by Stripe • Autopay means rent arrives without reminders or awkward texts • Create bills and charges, record offline payments, and see complete payment history for every tenant MANAGE LEASES WITHOUT THE PAPERWORK PILE • Create and track leases for every unit • Manage recurring charges and one-time fees • Keep a clean security deposit ledger from move-in to move-out FILL VACANCIES FASTER • Publish a public listing page for any property straight from the app — flip it online, preview it, and share the link • Accept rental applications and review applicants in one place • Track screening, background, and employment details side by side STAY ON TOP OF MAINTENANCE • Tenants submit requests with photos, flagged as emergencies when it matters • Triage, schedule, and assign work to staff or contractors • Log work, track parts and appliances, and keep a full repair history for every unit — so you fix problems once, not every six months YOUR TENANTS GET THEIR OWN PORTAL • Tenants sign in to the same app for a simple portal of their own • They can pay rent, set up autopay, view payment history, and submit maintenance requests • Fewer calls and texts for you, faster answers for them SEE YOUR WHOLE PORTFOLIO AT A GLANCE • Dashboard with occupancy, financial snapshot, and maintenance health • Calendar of scheduled maintenance across every property • Directories for tenants, staff, contractors — even a pet registry • Manage every property from one login, with photos and floor plans for each building and unit BUILT FOR SPEED Kelpic was built by landlords who got tired of waiting on slow, bloated software. Screens load instantly, updates appear in real time, and everything is a couple of taps away — including Face ID sign-in. WHO IT'S FOR Independent landlords, property owners, and property managers.
