Triplicate

Triplicate brings the familiar feel of a metal clipboard and carbon-copy inspection forms right to your pocket. It is designed exclusively for landlords, property managers, and anyone who needs a clean offline record of rental unit inspections. Every inspection you record captures the property address, the inspection date, a clear status, and any additional notes you want to include. The status is chosen from a simple dropdown so you can mark each result as Passed, Needs Repair, or Failed in a single tap. Your data lives entirely on your device, so there is no need for accounts, internet connections, or cloud syncing to worry about during walkthroughs.
The Dashboard tab greets you with two large binder-ring counters that instantly show your total inspections and how many are flagged for repair, alongside a short list of the most recent entries. The Inspections tab displays your full log as a scrollable stack of miniature triplicate forms, each with offset white, yellow, and pink paper edges and a typewriter-style property name. A paper clip in the top-right corner of any entry provides an immediate visual cue: green for passed, red for needs repair, and grey for failed. You can search the entire list by property name or filter by status using the search bar at the top, making it easy to locate a specific unit’s history. Adding a new inspection opens a clean blank form with visible carbon paper edges and dotted fields, where you fill in the property, select the date, choose a status, and write your notes before pressing the red rubber stamp button labeled INSPECTED to save it. The Log tab organizes everything chronologically, grouping your inspections by date so you can scroll through a clear timeline of activity. Each log entry shows the property name, a colored status badge, and a brief preview of your notes. You can also edit or remove any inspection right from the list, giving you full control over your records. Because the entire screen mimics a top-down view of a brown clipboard with a heavy silver clip and metal fastener tabs, navigating between sections feels tactile and intentional. Triplicate keeps your inspection history private, permanently stored in local storage, so your records are always ready whether you are doing a move-in walkthrough, a routine check, or a move-out review.
