About Easy BACnet
Easy BACnet is a straightforward BACnet/IP explorer for field technicians, controls contractors, and building engineers. Point your phone at a building network and find out what is actually on it - no laptop, no license key, no commissioning software.
WHAT IT DOES
• Scan for devices - broadcasts a standard BACnet Who-Is and lists every device that answers, with its name, Device ID and IP address.
• Browse points - tap a device to see every object: type, number and name.
• Read live values - Present Value, Units, Status flags and Description.
• Export a report - reads every point on every device and builds an Excel spreadsheet (Device ID, name, IP, object type and number, point name, value, units, status), then opens your share sheet. You choose who receives it.
• See who owns a point - the priority array and relinquish default.
• Command a point - write at the priority you choose, or release it back to automatic control.
• Reach other subnets - add a device by IP address, or scan through a BBMD.
• Custom remotes - drag-and-drop your own control screen: readouts, setpoints, toggles, buttons, multi-state pickers, status lights and release buttons.
WRITING, CAREFULLY
• Write mode is off by default and switches itself off every time the app starts.
• Turning it on means accepting a plain-English warning about what a held command does.
• Every write is confirmed against a summary: old value, new value, priority and device.
• The priority array is shown first, so you can see an existing override.
• A session write log records every write and release.
A value written to a commandable BACnet point is held at that priority until something releases it. Release every point you command before you leave site.
BUILT FOR REAL EQUIPMENT
• Plain ReadProperty, one property at a time - kind to cheap gateways.
• Object lists read item by item, so no segmentation is needed.
• Re-broadcasts Who-Is, and falls back to a direct unicast sweep when the Wi-Fi drops broadcast replies.
• Extra time for devices behind a BACnet router on an MS/TP trunk.
• Decodes Japanese character sets used by several equipment vendors.
• Flags factory-default and duplicate Device IDs.
PRIVACY
Your building data stays on your phone and your local network. There is no account, no server and no analytics of our own, and nothing the app reads is uploaded. Exports go only where you share them. The free version uses Google AdMob for optional rewarded ads; Google collects your advertising ID and basic device data to serve them. EEA/UK users get a consent choice and can change it under "Ad privacy choices". Details: https://easybacnet.com/privacy
BEFORE YOU START
• Join the same Wi-Fi or network as the BACnet system. Discovery uses UDP port 47808.
• A broadcast scan covers the local subnet. For other subnets use Add device by IP or the site's BBMD.
• Easy BACnet speaks BACnet IP. MS/TP (RS-485) devices are reached through a BACnet router.
FREE AND PRO
Scanning, reading, writing and exporting are free. On the free version, exporting and opening a saved remote each offer one short rewarded video ad - you choose to watch it. If no ad is available, common in a plant room with no signal, the action simply goes ahead. You can keep one custom remote.
Easy BACnet Pro is an optional subscription: $9.99 a year. It removes the ads and lifts the limit: build as many custom remotes as you like. Cancel any time in Google Play; if you do, your remotes stay, and the free limit comes back.
Easy BACnet is a diagnostic tool. You are responsible for what you command on equipment you connect it to.
