This is an easy-to-use fee, expense, and cash tracking application developed for building and small complex managers. Forget the hassle of Excel spreadsheets, ledgers, and sending individual messages; collect fees regularly without damaging your relationship with your neighbors.

FREE DURING LAUNCH PERIOD
All features of the manager and resident modes are free during the launch period. There are no in-app purchases, ads, or commissions; card payments are not accepted.

FEES AND CASH ON ONE SCREEN
The main page displays the cash balance, this month's income and expenses, the number of apartments with outstanding debts, and your pending tasks. With "Building Status," you can see the paid/debt status of all apartments at a glance.

SETUP IN 5 MINUTES
Enter the apartment name, number of apartments, and fee amount. Apartments are automatically generated, and this month's fee is immediately debited. Add the resident's name and phone number later. You can keep owners and tenants separate and distribute the fees equally or according to land share.

ONE-TOUCH "PAID" + RECEIPT
Enter an apartment, press the "Paid" button; change the amount using the numbering system. Partial payments, wire transfers, and overpayments are supported. A numbered, shareable receipt is generated for each payment. You can undo any accidentally pressed receipt.

BANK STATEMENT MATCHING
Upload your bank statement (CSV/Excel) from your bank; incoming payments are matched to the apartments, and you can check and approve them. Payments will not be duplicated if the same statement is uploaded twice.

GENTLE REMINDER AND PAYMENT PROMISE VIA WHATSAPP
Send a ready and polite message to debtors via WhatsApp with a single touch; you can change the text. You can calmly give a "payment promise," and the date will be visible to you. You can calculate the late payment penalty for overdue fees.

QUIET MODE: LOGIN WITH PHONE NUMBER AND PASSWORD
The administrator enters the resident's phone number into the apartment; a 6-digit password is sent via SMS once, and a new SMS is not sent each time they log in. The resident selects "Continue as resident" in the application (or in the web version of yonetici.app/app), enters their phone number and password; they do not create an email address or a separate account. If they forget their password, they request a new one with "Forgot my password," or change it with "Change my password" in the application. They can see all apartments connected to this phone: they can check their debts, transactions, receipts, and IBAN information, make "Paid" notifications, report malfunctions, and vote in polls.

THE SAFE IS IN FRONT OF EVERYONE'S EYES
The resident sees the building's safe, income and expenses, expense receipts, and all apartments. If the administrator wishes, they can restrict this with a single key; the names of other apartments are hidden by default. "Where did the money go?" The question is answered from the start.

EXPENSES, RECEIPTS AND WORK ORDERS
Electricity, water, cleaning, elevator... Record expenses, attach a photo of the receipt, and see where and how much was spent in a graph. Convert resident repair requests into work orders and track them.

REPORTS: PDF AND EXCEL
Share monthly, annual, and debt list reports as printable PDF and Excel (CSV) files. Create meeting and decision texts using ready-made templates.

TRANSPARENT REPORT AND AUDITOR LINK
If desired, open a publicly accessible income-expense report on the web; it will not include name or debt information. Provide a separate read-only link for the auditor.

ANNOUNCEMENTS, SURVEYS, MEETINGS
Meetings, maintenance, water outages... Write announcements, share them on WhatsApp; residents will also see them on their own pages. Gather decisions with short surveys.

NO CARD PAYMENTS, NO COMMISSION
Payments are made directly to your apartment account (IBAN); the app only keeps records. No commission or service fees are charged to residents.

PRIVACY
No ads, no tracking. Only necessary data (email, name, phone, records) is stored via encrypted connection. The camera is only used for taking photos of expense receipts. You can delete your account and all your data from the app at any time.
