The whole app, in either language, switched at the sign-in screen. Run the inspection in English and hand a Spanish-speaking buyer a Spanish report. Run it in Spanish and hand their lender the English one. Your notes come across too, not just the headings, and all 5,299 narratives carry theirs.

5,299 NARRATIVES - AND YOUR OWN
Stop typing the same finding twice. Mark a component and the wording appears as buttons above the notes box: tap one and the observation, recommendation and severity fill in. Tap two and they stack.

Type a finding the way you would say it, tap Save as narrative, and it is a button on that component from then on. Write it once, tap it forever. Edit any of the 5,299 to sound like you, or hide what you never use.

CLIENT AGREEMENTS IN YOUR OWN WORDING
Paste your agreement once per inspection type, English or Spanish, then email it for signature or hand the phone over at the door - that works with no signal.

FLORIDA: ONE VISIT, THREE REPORTS
Run a 4-Point or Wind Mitigation on its own, or add either to a home inspection you are on. The questions appear where you can see the answer, and the photographs are taken there. Nothing is entered twice. Your notes print on the addendum; anything you did not observe prints blank.

TEXAS: THE ACTUAL TREC FORM
The app produces the TREC REI 7-6 itself - checkbox columns marked, your comments under the right items, your photos with them, your license and sponsor in the header. Before it builds, the app lists anything you have not recorded with a button to jump straight there - you find the gap at the house.

COMMERCIAL
A commercial building is not a house with more rooms, so it gets its own inspection - 18 sections, 266 items, to the InterNACHI Commercial Standards of Practice, plus 2,542 commercial narratives.

REAC NSPIRE - ADD-ON
Pre-REAC inspections for HUD-assisted housing, on HUD's published NSPIRE standards: all 63 standards and 410 deficiencies, with HUD's severity, correction window and a corrective measure for each. The projected score updates as you work, so you can tell an owner where they stand before you leave - including the 30-point unit rule that fails a property scoring above 60. HUD's document and inspection-day checklists are built in. English only. Separate subscription.
